About this project

This East Lansing client had standing water in the side yard every spring and recurring moisture in the basement for years. Three landscape companies had taken a look. Two suggested 'redirect the downspouts.' One didn't call back.

We diagnosed the actual flow — the lot graded slightly toward the house on two sides, with a low spot in the side yard where everything pooled. Solution: regrade away from the foundation, install a French drain in the side yard tied to daylight at the back property line, and extend two downspouts. First spring after: no water. Six years later: still dry.
